General Information on the Project

Building Location

The new Central Bank of Kuwait building is located in the Sharq area on a plot adjacent to the Arabian Gulf Street from the north, the Abdullah Al–Ahmed Street from the south, Al–Babtain Central Library of Arabic Poetry from the west, and the Office of the State Minister for Parliamentary Affairs (formerly the Ministry of Health) from the east.

Plot Area

The Plot area is around 26,000 square meters (twenty six thousand square meters approximately).

Total Building (Covered) Area

The building consists of a tower for offices with a total area of around 75000 square meters (three basements, a ground floor, and 41 floors above the ground level), and a multi–storey car park building (three basements, a ground floor, and 4 floors above the ground level) with a total area of around 65000 square meters. Separate building with a floor area 595 m2 has been added as per the Kuwait National Guard Requirements.

The Exterior of the Building

The main podium, lower-front of the building is rectangular in plan. The upper part is triangular tower. The northern-front facing the Arabian Gulf will be built as a pyramidal steel structure with a curtain wall made of aluminum and glass. The south western and south eastern fronts will be built of concrete covered by marble or granite. On top of the tower, there will be a viewing lantern with glazed walls and ceilings (photos attached).

Building Height

The height of the building is around 240 meters.

Project Manager

At the beginning, Project Management contract was signed with the local PMC company in collaboration with the American DMJM company which ended on 22/2/2010. On 23/2/2010 a new Project Manager instead of (PMC/DMJM) was employed by CBK being the local firm Project Analysis & Control Systems Co. (Projacs) in association with the Canadian (EllisDon) company.

Architect and Supervisor Engineering Office

Project design and supervision contract has been signed with the international HOK Office in collaboration with its local partner the Pan Arab Consulting Engineers Office. They had won the architectural design competition in which a number of international offices specialized in bank designs (both central and commercial) had participated.

Included excavation, shoring, dewatering, construction of new electrical substation and site offices.

Bid Package (2)

Scope of work includes the building structure, electro-mechanical services, finishes in addition to hard & soft landscaping and external fence.

  • After the selection of the international company (China State Construction Engineering Corporation) to construct the main building works, Bid Package (2), the Contract Agreement with this company was signed on 7/4/2008. Contract value is KD 111,116,668/238 and contract duration is (1095) calendar days.
  • Raft foundation which is equivalent to 58,000 m3 of reinforced concrete, was completed on 30/10/2009. 
  • By the end of April, 2011, the following percentages have been achieved:
    • Finishes in Basements 57.5%.
    • Finishes in Car Park 59%.
    • HVAC installation in Basements 94,57%.
    • Electrical installation in Basements 88%.
    • Electrical installation in Car Park 87,95%.
    • Fire Fighting in Basements 93,05%.
    • Fire Fighting in Car Park 93,25%.
    • Plumbing work in Basements 89,7%.
    • Plumbing work in Car Park 90,5%.
  • By the end of April, 2011, the main tower core walls have exceeded level (37) and the Diagrid System of the main elevation has reached level (36) of the building.
  • By the end of April, 2011, the following overall percentages of building structure have been achieved:-
    • Overall Columns 100%.
    • Overall Walls 95,57%.
    • Overall Slabs 91,55%.
  • Principal Approved Subcontractors
    • M.A.Kharafi for concrete works.
    • Kharafi Notional for electro - mechanical works.
    • (Shanghai Baoye Construction Corporation) for structural steel works.
    • (KROLL Security Group) as security consultant.
    • (Alico) for aluminium works & curtain wall.
    • (Al-Alamiah - Nexans) for IT Infrastructure Network System.
    • (Door Service Centre) for wooden doors.
    • (Kuwait Engineering Industries) for external fence & gates, handrails and ornamental metal works.
    • (Alshaya Trading Co.) for kitchen equipment & unit kitchens.
    • (Savema) as stone supplier, fabricator & installer.

Bid Package (3)

VIP floors interior design & finishes, furniture works, signage, audio-visual requirements,….etc.

This phase is still under design by (HOK/PACE).
